USDA repair grants: who they help and what to ask.

If you already own and live in a rural home that needs work, USDA’s Section 504 program is worth investigating. California’s program page lists repair loans up to $40,000 and grants up to $10,000, with combined assistance up to $50,000.
Loan and grant rules differ
Applicants must own and occupy the home, meet the applicable income rules and be unable to obtain affordable credit elsewhere. Grants require age 62 or older and very-low income, and must address health or safety hazards. Loans can cover eligible repairs and improvements.
The California page lists a $10,000 lifetime grant limit and repayment if the property is sold in less than three years. Funding and approval timing vary. Confirm current requirements with USDA before hiring a contractor or counting on assistance.
Prepare a useful first conversation
- Write down each problem and collect photographs and existing inspection reports.
- Ask whether your address, household and proposed work qualify.
- Ask what estimates, permits and approvals are needed before work starts.
- Get written clarification of repayment obligations and how funds are disbursed.
