Usable acres are the deeded acres minus the land you can't build, farm or graze: creeks, ponds, wetlands, easements, roads and slopes too steep for your plans. Enter your numbers below. The calculator shows the math and returns usable acres, not a price.
The math
Usable acres = (deeded acres − acres you can't use) × (100% − the share that's too steep).
What counts as too steep or unusable depends on what you plan to do, and on your county's grading, septic and building rules. Ask the planning department before you rely on a number.
